I think that is why you are seeing more rental agreements written as upfront payments, even on multi-year agreements.
For a short stint, worked in a bank and advised landowners that they should request all rent upfront, before renter touches the ground.
Reason for this was, a dead beat operator stuck several LL's on their fall rent, he declared bankruptcy and they became unsecured creditors.
