Easement for the land preservation should be recorded in the county courthouse - at least it is in MD - I would recommend reading the easement to determine what rights (housing rights, mineral, etc) remain on the land after the sale/ gift of the easement was made. In MD there are several ag preservation programs that all have different rights that remain with the property so to me it would be important to understand what you are buying & what future rights you have on that property.
