northeastern Ohio | I asked a local, well respected auctioneer a similar question a few years ago. He responded (I will paraphrase): you either buy the buildings or the land, not both. What he meant was that either the buildings have value or the land has value and adding one or the other does not make a difference in total value. From what I have witnessed, he is mostly right. Many times I've seen bare land bring more per acre than similar land with buildings. The buildings can actually lower the value because not all buyers would be able to use the buildings in their particular location or condition.
So, if you are making an offer, I would simply offer a total bid. | |
