Subject: Farm Auction Question. Minerals?


South Eastern ,ILL
There is going to be a land auction next month in our area.One tract,
lays adjacent to a farm I own. The sellers are retaining all the minerals:
Forever. I was going to be an aggressive bidder ,but due to this stipulation, I've lost my enthusiasm toward this tract. Also no farming
rights for 2013. I know you're all going to say bid what you think it's
worth, and let it go, but we are in oil, gas & coal country here, also strip mining is actively going on in our area,we thought would never happen.
My question is : What would you do in this case? I personally still believe, if you buy a farm with no minerals FOREVER, you are getting the shaft, (Big time)! I can see 10, 15, years but not forever. I have a
rough time giving today's prices for the top 12" of soil. Anyone feel
the same?
