I have three. Tenant sounds OK,
Dishwashers are cheap. If his wife was grouching she couldnt wash the dishes and he was trying to call you and you didnt have time to answer his phone call, then keeping a marriage happy is alot easier than worrying if the landlord will be upset if he advanced the cost for repairs, hauled it, did it himself, and fixed the leak.

Don't dwell on it, but just emphasize in the future to try harder to get ahold of you, as sometimes problems compound when you dig into one thing, there are three other issues.

I had one when we left the country on honeymoon, and no cell phone service. Hot water heater went out, he and his dad replaced it. I was thrilled. Just credited what he needed to the rent. Today I have one that needs the wax ring replaced under the toilet but its 225 miles away. Wish i had your guy in there. He will probably save you headaches, unless you make headaches out of little things like this.
