We have a floor in a rental that is wood and seems like it's basically good condition wood wise.  We wondered about using a product from Home Depot http://reviews.homedepot.com/1999/100281542/32-oz-floor-restorer-protectant-reviews/reviews.htm

I really don't want to have to sand all this with a 3" belt sander, I've done this before and it means a couple days work on my knees.  With temps where they are it will take more time.
