Eastern, IN | We have 2 different ones that we use:
#1: Similar to Pofarmer, I pay a smaller rent in the spring and the fall. After ALL expenses including my customer rate for planting, harvesting, hauling, interest we split the net 50/50 based on local markets the day of harvest. Said and done I make more because I store and deliver to the end user but the landlord is well please because he is making good money and sees everything that is happing on his farm (feels very involved). I personally don't like this because it isn't simple.
#2: We pay a higher cash rent and give $1 per bushel on any beans over 50 bushel per acre or $1 per bu on all corn over 150 bushels per acre. All is tied to yeild not price.
****All of our bonus' are added onto the next years rent payments. It makes the landlord more eager to rent to us again because they don't want to loose their bonus. | |
