I have the opportunity to pick up a place with a pivot. I would have a cotton wheat rotation.

I think the guy wants to do shares. in my area irrigation is the exception, not the rule so I'm unfamiliar with lease agreements.

What share what the landlord get on an irrigated cotton crop? On dryland we do 25%. if we go cash lease, how much more should I pay for irrigated land verses dryland (percentage)?

What about pivot maintenance? Who's responsible? Is it different with cash verses crop share?

Is the cost of irrigation one of the expenses the landlord shares?
