if you inherited the land during your marriage, good luck finding a judge who isn't going to say it shouldn't be split, and if she has a good attorney, you'll be toast.  Seems you are attaching a monetary value to the dissatisfaction of your marriage by saying that may be a deal breaker on pursuing divorce.  Maybe you need to lessen your focus on what is yours and hers and  focus on it being "ours" and keep it that way.  Depression is a serious illness, needs to be treated just like diabetes or high blood pressure.  Maybe the way you are handling this is magnifying the depression, as I'd assume if you are ready to divorce you have already distanced yourself from her and communication probably isn't very good.  Hopefully you are attending church every week, as that is a key to a healthy relationship, and you can reach out to the leadership in church for help.  They will be more than willing to help you out.
