Were close to your rates here in Central Ks. I rent out two quarters of grass, both with live water (springs...that have been developed) with NO services (I don't guarantee a count, put out mineral, etc.) for $16/acre. I try to limit stocking to 22 cow/calf pairs and 1 bull. Long time renters and I have increased the rental rate $1 per acre for the past 3 years. Fences and other work....I pay for the material, they do the labor. Seems to work pretty well for both of us.

Interesting observation here...is it the same for others?: ===> Good grass with decent fences and water will bring $700 or more in a heartbeat around here. Most taxes are about $1 to $1.25 per acre and most rent in the $14-16/acre per season range. How in the @#&* can anyone make $700 + grass pay by running your own stock or renting it out? If you have to spray it for musk thistle and brush...you can whack $12/acre in one season leaving about a $1/acre return on your investment.
