Think I can explain at least some of the difference in your examples, but won't open a can of worms here Boog. Maybe I'll stop out for lunch some day and we can discuss it. Am just seeing so so yields here. Nothing spectacular like some other neighbors but enough to pay the bills. We always want to remember, its a combination of yield and what we get it sold for.
