If it is close to your home base, it is worth more TO YOU.
You will probably only have one chance to buy it, so if you want it...find a way to make it work.
Owning land doesn't always make financial sense, but emotions play a huge factor in farming and being a farmer. Land has the highest chance of being worth more in the future (or at least what you paid for it long term).
