Could I get a beginning farmer loan? Get the rate into the 4's?

Don't know what it would bring at auction. But ground that is 100% rowcrop non HEL is bringing $6000 - $8000

Most of this is HEL but I farm a lot steeper. I no till so it is not a problem for me.
