I would never do it for 40 years, unless of course he wants to lock in your current rent for 40 years! Then it might be worth it, but prob not even then. I would be looking for 10 years. As gps suggested, I think I would ask for current rent minus 1/2 tiling cost divided by ten locked for 10 years. The locked part prob will make up for the other half. Remember, you are doing him a favor in many ways by fronting all the money.
