Problem with 5% on cash is that cash is losing no less than 3% in purchasing power and gov says it will run $2+ Trillion deficits in perpetuity. Also 5% is not guaranteed any longer than the next FOMC meeting so likely will be 2-3% in 2yrs time, probably less.
Currently cash @ 5% on $15-$20000 land looks better than ROI on the land purchase.
