| In my opinion 1031 exchanges have definitely increased land values in my area. I know several older folks that sold rental houses/apartment buildings with the run up in home values and put it in farm land to keep from paying the taxes. These folks are not farmers, just investors. Several large tracts of ground have sold to developers for subdivisions etc and those folks have also invested in farmland. I believe if they had to pay the capital gains taxes they would not have been in a position to offer some of the higher price per acre dollars do to the fact they would have had 25% less money to work with. | |
