Nope i was thinking he could sell down there and move north. Could maybe find some land in nebraska that would be similar to texas minus the constant dust storms and if it would be the eastern side of the state might have alot of irrigation water. Some of the pictures and stories i hear of the "dust bowl" states i would be real tempted to get the heck out of there.
I know I was just kidding
land that is not irrigated would probably seam really cheap to anyone else and it is not selling fast at all.......even irrigated is not really selling fast IMO
these can give you some idea

that is a fair ways north of Milo, but right in the area of several other agtalkers and that is under $2250 per acre WITH irrigation and equipment and probably good irrigation for the foreseeable future......it has been on the market for at least a year probably longer.....I think the issue is anyone in the area that farms and that has a line of credit (or cash) for $24 million probably already has enough of a % of their livelihood in agriculture especially in that area and they are not looking to add to that they are buying stocks and bonds or rental property or ANYTHING BUT ag land
here is much closer to Milo

mostly CRP and "native pasture"......$312 per acre.......even if you only counted the irrigated land as what you are buying that would be $13,500 per acre or so which is somewhat under priced compared to the most desirable areas of some of the I states .........and I can guarantee that pasture probably does not look near that good right now and you are probably working with a 75 acre per cow calf pair stocking rate right now maybe worse
$312 per acre......wow if I had the cash it would almost be a buy just to own it......oh well only 4 million or so to go haha

semi-close to Milo (just around the corner by west Texas standards)....... some irrigated......$2150 per acre for the whole deal......some CRP
I think that a few people could make out like bandits of the no penalty CRP exit comes into play.......but then again if it don't rain for who knows how long....

that I bet is two stone throws from Milo (maybe one with the wind)......in CRP right now........$750 per acre.......make a "nice ranch" though........yea if you can make a living running 25 to 50 head or cow calf pairs if you get rain....
lets see lose $50 per head X 50 head........never mind
