The only operating method that is NAT approved is cash. Borrowing money for operating is frowned upon, and you will be shunned. Go ask for early inheritance now, and then borrow against it for operating. Land loans are the only loans NAT approved, but under no circumstances should you tell someone you are refinancing. In that case, you will be living outside of your means, and you should throw in the towel immediately and donate your assets to charity so as to not burden your children with an inheritance tax.
