Subject: Unused storage space

Looking to see if I'm missing something on this idea.. I know this works in theory, but just wrapping my brain around if there is anything legally wrong here...

I have a bin that I won't be needing this year due to crop rotation... with corn and beans near a low right now, if I were to buy neighbors corn or beans that didn't want to store, and didn't have contracted this fall at .05 above the local terminal cash price, and then the same day make a cash contract when the basis is better on those same beans and capture ~.80 on each bushel what are the pitfalls of this?

Say we would use the coop scale, and can cover cost on the 6 months or so of interest for buying those beans this fall what other places does this idea fall apart at? Is there a way to do this on the board that is as guaranteed of income as buying and selling the spread the same day? Does this make me a grain handler and subject to regulations/inspections ... who would know?

thanks
