WY, OK | Has to be open and notorious use. A lot of places require the offender to also pay taxes for quite a while to end up possessing the land as well. Any local lawyer worth a damn should be able to open their statute book and explain it to you for your specific location. You could also be dealing with a prescriptive easement if it is used as such.
Also, even though it appears to not be an issue here, a fence does not automatically mean anything when it comes to Adverse Possession. A fence of convenience, for instance, would never lead to an adverse possession. Such as a property line running down a creek channel or on the side of a steep hill and the fence being moved to the creek bank or on top of said hill for convenience. You can also have a fence off property line but still have posts clearly installed at the ends of property line to mark.
