No asset has ever been able to defy the laws of economics forever. Land had been very stubborn to come down to its economic threshold. But it will. It should be priced at about 9 times its annual gross revenue. Or about half where it currently is. When it starts to unwind, it can (and will) happen quicker than Most can even fathom. Then it will actually go down further than it really should for a short while, then retrace back a little to right about where it should be for awhile. Then the cycle will start all over again. Count on it.

The old adage "Those who fail to learn history are destined to repeat it." came to mind as I read your post. Not saying that you should live your life in fear with the blankets pulled up over you head. But, it certainly would't hurt to keep those past hard times in mind, as there is a chance that we re-visit something similiar to the 80's. I'm like several other posters on here and was getting started in the eighties. Things were tight, but looking back it was a great time to have gotten started, brother and I bought our first farm in 86, second one in 88, made multiple other purchases in the 90's and early 2,000's. I have often thought how lucky we were to not have been born 10 years earlier and started out with buying land in the mid 70's - early 80's. Likely wouldn't have made it through. As they say, Timing is everything! Best of luck to everyone on here!
