our land variable rates have a 3% cap on them, so if we start at 4.25 it can never go over 7.25, even if intrest rates go to some stupid number. i only found one place to give me a quote on fixed rates for land and it was one full point higher than the variable, its between a rock and a hard place on which one to choose.
