Soil density. The more clay content, the more dense it is. Clay soils are naturally dense due to clay being smallest soil particles, therefore less room between particles making it more difficult for roots to grow. Also add in traffic compaction and you have increased density even more. Loamy and sandy soils are less dense therefore roots grow easier and reach water and fertility easier = faster growth.
