All including 3% buyers premium. It's hard to say what this would have brought a couple years ago as this is the first public land sale of this quality in quite some time. The highest price paid that I know of in Gallatin county is $10,500 about 2 years ago for similar soils but had more tile. That was a sealed bid sale. It doesn't seem values have faded yet. I do wonder what the sale price would have been without the crop price run-up the last 10 days.
