Jesse I 100% agree with your doom and gloom comments people who always have that mentality seldom take any risk and because of that never get anything bought.

My neighborhood saw the peak the last go round in about 1979, made it a touch over $3000, eight years later land was bought literally across the fence line and probably is a better farm for $900 the climb started back from there but it was in 1998 another farm just across the road from the first two brought $2700 took till about 2001 before land was averaging over that $3000 dollar range. Thats 22 years, history shows it happens.

If you bought dirt anywhere from the mid 80's and all thru the 90s it worked and worked good, but there are allot of guys not around anymore because they bought at the peak. Did we see the peak time will tell.
