Looks like an opportunity for a young farmer to talk to him about farming it for him. Either for cash rent or custom farm it. Also, could be an opportunity for someone to fence it off and graze the weeds off of it, if the owner was open to it.
Lots of opportunity there, just have to figure out the best way to approach it!
