I've got some ground like that, it will grow decent beans but not corn. Some is light sand and some is just heavy poor clay. Dad had grown continuous beans and it was getting where it wouldn't even grow decent beans. Since he's retired I've tried to rotate. Took me several years to realize that I couldn't afford to grow corn on this ground so I switched to milo. Not much money in milo but it helps maintain productivity for the beans. Here milo is used as a substitute for corn in chicken feed and they pay 90% of corn price. I also plant cover crops and use poultry litter and can see these poor soils coming back. I wouldn't plant beans more than 2 years in a row without rotating to another crop or you'll end up with weed or pest-nematode problems. I think you'll make out better with the corn on corn.
