Depends if the 4% loan needs to be stretched for cashflow purposes and if the mortgage was closed end. If both answers are no, then leave that 4% loan in place and lender has no reason to say otherwise.

Edit: for clarity, it would need to be an on balance sheet (non secondary market mtg) and open end.
