north west arkansas | Sounds like a great time to send a letter saying you'll rent it to someone who is less hassle. Get a good written lease for the next guy so everything I spelled out.
Edit. With that said I wouldn't be drilling and putting a well in if I was the tenant. I would bid accordingly or pass on it. Honestly still a lot of details we all don't know to really get an honest grasp on the situation.
