Check out both places, and imagine where you'd be 5 years down the road with a dairy - if either has the infrastructure you'd want/can expand/can use/is of value, then consider that offer. If neither is the case, decide at what cost can it be made work, and if you're willing to go to that effort. Both sound like offers that will work, you just need to play your cards right and see if either have any benefit over each other, or if they're even plausible - might make sense to hold out a while longer if neither is what you're looking for.
