Looking for a good on-line loan calculator. All the ones that come up on Google only do monthly payments and have alot of other crap that takes time to load. Ontario ministry of Agriculture used to have a real good one, you could compare three different loans side by side with both monthly and annual payments but I can't find it anymore.

I always google Amortization table. Don't know if you could find anything different then what you've tried.

just figure it out yourself.

ie a load amount of $100,000,

100,000 divided by 2

50,000 (the average amount you will pay interest on)

x interest amount-- 50,000 x .05% = $2500

now take the original amount, 100,000 divided by the duration of the loan.

100,000 divided by 20 (years) = 5000 + 2500 (interest) = $7500 per year.

Microsoft Excel can do loan calculations for you. Look through the formulas to see how to set it up. Quicken has one also if you have that on your computer. If you want to do complicated ones like uneven or irregular payments, changing interest rates, you will need to spend some money. Omnisolve has one that goes on a Windows phone. T-value is an excellent one but I see it is $149.

Here is a simple one that I bookmarked and pull up if I need a quick loan calculation. If you check the box it will also lay out an amoritization schedule for you.
