| I know cash flowing buying land is always hard. Here in southern Manitoba land is selling for 12,000 acre. Take 12,000 x 4 percent = 866 dollars an acre payment. Minus average rent 175 dollars an acre. Gives you a negative 691 dollars an acre. This is land that will grow 150 bushel corn, Sell at 5.00 dollars. 800 dollars gross. It cost you close to 800 dollars and acre in inputs. This is wheat canola, corn, soybean ground.. not potatoes. This is going to take a lot of paid for land to subsidize this purchase. When I started farming 28 years ago. If you bought land it would take 1 acre paid for land to subsidize the next purchase. I just don't understand todays economics. I am glad I bought land when I was younger. I won't be buying at todays numbers. I didn't add the income tax side of thing to this , makes it look less appealing . Have a good crop year in 2026. There is zero development potential of this land. There have been several pieces sold for 11,000 to over 12,000 an acre | |
