A somewhat local lawyer started a landowner group that stretched across the state. We banded together and got what we wanted in about 30 days of negotiating (this pipeline was under the direction of FERC and there were deadlines coming up quick). The easement addressed all the concerns that you mentioned. Email me for more info.
Back around 1999, a different pipeline was proposed to go through a different farm. We held out while other neighbors signed up and got checks (one neighbor got $25k and bought a new pickup). The pipeline didn't get enough of the route contracted and the whole thing was scrapped. The landowners that signed were able to get the easements released 5 years later, but there was always a chance of another company buying the easement in the meantime.
Bottom line: don't get in a hurry to sign, band together with neighbors (even if they are on the other side of the state), and get a good lawyer involved that has negotiated pipeline easements. | |
