puff I think we are at the 'risky' stage now .....I lived through early '70's when corn started at $1 and beans $3 and land $500 ,interest 7% by 1980 land was $3,500 ,corn-$4 ,Beans-$10 but it was the end of the boom times as interest moved to 20% + and commoditeis/land dropped 40%
