Glasgow, Ky | Pretty much agree with you but have a question.
It has been my experience that, generally speaking, bigger operators set the going rate for rental rates. These rates are higher than the going rates for the area. This is how they got big and continue to get bigger. Assuming this is correct then one could conclude that the bigger operators are generally responsible for high rents in an area, sometimes to levels that many consider unreasonable. In your post you mentioned a smaller operator paying " a really high rent" to get land you had been renting. My question is, who drove rents to the point the smaller operator had to do this to rent the land? How else was he going to get more land? You stated you want everyone to succeed but you implied you didn't outbid him because you feared your other landlords in the area would find out and expect the same, not that you would not have paid more. If the big keep getting bigger somebody is getting squeezed out of business. Everyone is not succeeding. Please don't take this as a slam against you or other big operators. It was meant only to objectively point out the dilemma many smaller operators face today. It seems that some bigger operators can never get enough land.
