Subject: Fair rent for alfalfa field

Somewhere in North central Iowa
My sister who lives in the Ames area has a 22 acre field that a neighbor wants to rent. It has been crop farmed (corn/soybeans) and will be seeded dowm next spring. Her question to me and mine to you guys is, what is a fair way to rent it? If cash rent, I would assume a higher amount than a cron/soybean rotation? My suggestion would be charge by the tonnage removed, but a scale isn't close to her acreage.

So, if cash rented, what is a fair value?

If not cash rented, what is a fair way for both?

Thanks for any input,

John
