Its the very same situation here, put a pencil to it and crop land shouldnt be worth more then 2500 /acre, yet it routinely sells for 4-5000 an acre. I suspect alot of it is 'old money' or inheritence ( read life insurance) or guys crop land for industrial uses. When industrial land gets 100k/acre its not hard to get a little 'free' when bidding up land to replace it . |
