NW Washington | It is a creeping "warm season" grass. So it turn brown when it gets cold. It has been hyped and sold in magazine and other places for years. It is probably OK in the south where it stays warm or hot much of the year, but by the looks of your map dot, it is not for you. My son cusses the zoysia grass some former owner planted in his lawn in the suburbs of Pittsburgh PA, because it looks like crap most of the year.
