just a tish NE of central ND | I didnt catch how many acres or how many head it supports. That alone makes a difference on how much a renter or owner wants to spend on the water.
Putting in water for a renter is improveing the property and increasing the value you can ask for it.........
1 years pasture rent for a well that can last a lifetime is cheap......You have to have somkething of value to rent out and get paid.....and you are adding value with a well. Pausture sure isnt worth more without water than it is with it.
But...Without water for livestock its hardly a pasture., you are renting out hay land and not pasture.The value as pasture when water goes away also drops with the dry pond.....It might be worth a ton of money as hayland but not for grazeing.But most likeley if it was you would have it hayed and not pastured.
If you think hauling cattle water is fun or cheap get a truck and haul it for him.
