If you are going to pay cash just fill out a warranty deed. If you want to review the ownership, reports of liens, and property taxes , just order a title search. You can go back as many years as you please. You can read the title search nearly as well as an attorney.
If you are going to finance via land contract then do the same research of title history.
Although you are comfortable with the knowledge that he and/or members of his family owning the parcel I think I would prob get about 5 years of a title search just to obtain the exact owners and the complete description of the parcel. Title searches are inexpensive.
I have bought many pieces of land and have never used an attorney. But most of the parcels I was familiar with the land ownership history and I would review the title searches. But I am very familiar with real estate having been a receiver and liquidator of a lot of commercial real estate. | |
