Guess all states have different law., Here in Texas we can buy and sell with just a warranty deed. It pretty well demands trust between the buyer and the seller. In effect, it is just a bill of sale with the recorded property descriptions on it. I have made 3 sales like that without a lawyer. Just took the notarized warranty deed to the courthouse and recorded it. On each of the sales, I went to the courthouse with the buyer and had it notarized there and received payment at the same time. It would be a different story if the sale was being financed.
