Do you do that to keep them happy and from trying to take you to court to get a easement across your land? I take it that is good ground and typical rents are closer to $300. I don't rent any but from but it seems small patches here bring less than $100/ ac and sometimes go unfarmed. Occasionally someone will get aggressive and try to rent more ground by bidding up the rent when they find out someone is paying too cheap rent on a little patch but that is rare. Some of this may be the landlord hears about a 500 ac farm bring $280+ and then they want that for the 5ac they have surrounded by woods with a 12ft gate opening. I have been approached by landlords when scouting fields like this: "so and so farms my land and pays X rent which I believe is cheap are you interested in paying more". I never have taken any of them up on this because I wouldn't want to pay anymore than what the current farmer is. I also rent out some land like this that is too far for me to farm and I am surprised the guy farming it pays as much as he does even though it is half of what a nice farm would bring, I'm just thankful I don't have to mow it and get to pay the reduced taxes on it.
