I think $250 would be a very common central iowa rate. Why should the landlord have to take less than the average rate?? ( Probably too high, but 3 dozen people waiting in line to pay it.) I still think taxpayer subsidized revenue insurance has done more to encourage this than anything else. If the old multiperil bushel guarantee was the only oiption, lenders would be reluctant. The only way that rents will decline is when some owners get stuck for part or all of the rent in a bankruptcy and word of that gets around. Till then we all just keep burning working capital. Plant cheap seed, cut back on p&k , and rebuild the old planter for another year. don't forget that we all will get lower tax rates for next year!! That will be so big , I cant tab it all up!!
