Are you looking at doing all the work on it yourself? If not then there is no way that your returns on it will be anywhere near that high over the long run. I own 9 units and it's a part time job and if I hired it all out my margins go way lower.

Got 7 units here. You don’t make much money unless you can do most of the work yourself.
