I would add that I know several Individuals in the commercial/apartments business and they work on 10-15 % returns....I might do a little better than that sometimes but I have waaaay more risk than they do especially if you work in different cities...
Rice, you are at a pivotal age. I've always maintained a person has three things going for themselves if they are in business; They work they do, the capital they have to put to work, and the people they have working for them. I'd entertain this business idea, as some of the more successful people I know are builders/contractors. Consider how successful you could be with 3 million in capital starting your own contracting/development firm. Plenty enough capital to acquire some development property, the equipment necessary, and use what's left to get started on the materials to build some spec properties. The return on your labor and capital could/should far out pace today's Ag. You've got plenty of time to make it happen. Thoughts?
