I'm an irrigated landlord in Tx panhandle. What have been doing for about 30 years is a simple cropshare rent. I pay property taxes, maintain the irrigation pump, which I own and receive 20% of crop (normally corn & cotton). I market my own share but think farmer markets for some of his other landlords. Farmer provides pivot plus all other inputs and machine operations. Lesser % of share replaces need to divide expense of fertilizer and other inputs. I consider it fair during both low and high prices we have seen over last 30 years. Not saying this is correct share % in every circumstance but works for us. Suggest doing a little math to come up with right % for your situation.
