Schochoh Ky | Perhaps it's a here thing , but figure it's everywhere, lots of guys who have quit farming here with 500-1000 paid for acres that are receiving 150-300 grand a year rent income . These are extremely conservative individuals that are actually saving part of their social security check each month. They will continue to add to their land base . You see , with a 1000 acres of rent income , that is not needed , you can cash flow 100 acres pretty easy at 10000. Also in the 80s their was no crop insurance, this is an almost no failure scotch to all but the least efficient and poorly managed operations. This factor alone will keep rental rates artificially high for the foreseeable future and land prices stay right there with them. | |
