Ask some of the guys who went under in the 80s. They could afford the land when they bought it. Interest rates double, land values drop in half, and commodity prices unprofitable for several years in a row, along with a couple of big droughts made it to where they could no longer afford it.
Only in hindsight does one know whether or not they can really afford it.
