In the 80's it was high interest. Now it is very high medical and property taxes. I had a younger farmer (under 40) tell me that it is $28,000 out of pocket total for him, his wife and three kids for health insurance and deductible. Neither one has medical problems, kids are healthy. He said that "I can't be without it or I will lose the farm if one of us ever get sick". Then here in the TAX ME STATE we are paying over $70 an acre for property taxes. Don't know how people can make the high priced stuff pencil out but just because interest is cheap doesn't mean that it is way easier to buy land today, there are many other factors that have inflated that aren't being accounted for.

A farm always brings to much on the day of auction, if it didn't why did people stop bidding?
