SW Iowa | Well sir, I mean not to disagree, but,,,I offer a different opinion. That $12k/a farm is ugly to pencil by itself, but you must look at it as a land buyer does...He puts 1/2 of the purchase price down in cash or signs a mortgage on an amount of paid for land the lender agrees amounts to 1/2 of that $12,000,,,,So, all that farm must carry is $6,000, and the other paid for farms carry the balance, or cash down payment is, well, cash put in it.
